A Dormer Loft Conversion is created by extending the roof. This extension projects vertically from the sloping roof and is the most common, as it adds floor and headroom space within the building. It can be built with either a flat or double pitched roof, with many different types of external finishes, such as a render, hung tiles, UPVC cladding or wooden shiplap. A dormer conversion usually doesn’t need planning permission but will need building control consent. Please check with your local authority to see if planning is required in your area.

A Hip to Gable loft Conversion extends the ridge line out towards the gable end of the house creating a much larger roof area. This type of conversion will require planning permission as it will change the roof layout. Same as the Dormer Conversion, the external walls of the hip to gable conversion can be dressed in many different ways such as a render, hung tiles, UPVC cladding or wooden shiplap.

The regulations will be applied to ensure, for example:

  • The structural strength of the new floor is sufficient.
  • The stability of the structure (including the existing roof) is not endangered.
  • Safe escape from fire.
  • Safely designed stairs to the new floor
  • Reasonable sound insulation between the conversion and the rooms below.

NOTE: Planning permission is not normally required. However, permission is required where you extend or alter the roof space and it exceeds specified limits and conditions.

This section provides guidance for making alterations to the loft space of an existing house which is no more than two storeys high. Requirements for alterations to an apartment or other dwellings like maisonettes, or houses over three storeys, will be similar but may be more extensive and possibly extend to other parts of the building.

You may wish to make these alterations to enhance the storage facilities available or to increase the living space of the home. If you plan to make the loft space more accessible or more habitable by, for example, installing a stair to it and improving it by boarding it out and lining the walls / rafters etc, more extensive work will be required and Building Regulations are likely to apply.

Q    How long will planning permission take if it is required?
A    Government guidelines state a planning permission application shall take no longer than 8 weeks.

Q    How much does the planning drawings, building regulations, structural calculations, party wall notices and council fees cost?
A    Council fees may vary from borough to borough but should cost no more than £250. For other planning processes if you opt
       to use your own independent company you should not pay more than £3,500 to £5,000.

Q    What height does my loft ceiling have to be in order for me to achieve council regulation approval?
A    Your loft ceiling height needs to be 2.4 meters.

Q    How much will it cost?
A    A basic loft conversion of a standard 3 bedroom mid terrace will cost around £20,000 to £25,000 depending on specification.        A semi- detached house hip to gable (when the side house wall is built up out of brick to the top of the roof line) will cost
       around £25,000 to £35,000 depending on specification.
